Plumbers in Caboolture Roots are the big one.

Caboolture is in the City of Moreton Bay, where Unitywater looks after the water and sewer mains. Unitywater names it among the suburbs with the most tree root blockages in its network. If your drains are slow, smelly or gurgling, we'll match you with a licence-checked drain specialist.

A tree root hotspot

In November 2025 Unitywater said Buderim, Clontarf and Caboolture had the most tree root blockages. Across its whole region in 2024-25, roots caused 614 of the 3,043 blockages its crews attended: about one in five.

Sewer work underway

Unitywater is upgrading wastewater pipes in Caboolture and adding a new overflow structure to help prevent wet weather overflows. Work started in September 2026 and runs to June 2027.

Plenty of renters

At the 2021 Census, 42.2% of occupied homes in the suburb were rented, against 33.1% across Queensland. 77.3% were separate houses and 19.7% townhouses, terraces or semis.

Moreton Bay, not Brisbane

Every ABS mesh block in the suburb is in the City of Moreton Bay, so Unitywater's rules apply here, not Urban Utilities'.

Roots in the pipes

Unitywater says roots seek out water and grow into pipes, where they keep growing until something blocks. The overflow can come up through the overflow relief gully outside or, inside, through toilets and shower drains.

Watch for water draining slower than usual, gurgling after a flush, bad smells and a toilet whose water level changes. Moreton Bay's Council adds that roots can do significant damage to sewers and drains. A tree root drain specialist can find where they're getting in and talk you through clearing versus relining.

Rain and the sewer

Heavy rain is the other cause of overflows here. Unitywater says the usual culprit is a wrong connection: a downpipe running into the wastewater network, or an overflow relief gully set too low. Check that your downpipes run to stormwater, and that the gully isn't covered and its grate sits loose.

When Unitywater finds a wrong connection on a property, it tells the owner and explains how to fix it. That fix is a job for a licensed plumber.

Renting, overflows and flood reports

If wastewater comes up inside, Unitywater says to call your insurer. Tenants should ring the property manager or landlord straight away.

For flooding, Council's flood check property report holds its latest accepted flood information for each address. We don't comment on any property's risk.

What we'd do in Caboolture

If the same drain keeps blocking, ask for a camera inspection before paying for another clear-out, so you know whether roots or a broken pipe are behind it. Don't plant big trees over the sewer line. And if the plumber finds the blockage in Unitywater's pipe, it should go to Unitywater to fix. When you're ready, we'll match you with a licence-checked plumber who specialises in roots and drains.

Questions people ask

Why do Caboolture drains block with roots so often?

Unitywater's data puts Caboolture among the three suburbs with the most tree root blockages in its network, but it doesn't say why. Roots go looking for water, so any tree near a sewer line is a risk.

My gully overflowed during a storm. Is that my plumbing?

Not always. Stormwater can overload Unitywater's network in heavy rain. Report the overflow to Unitywater, then have your downpipes and gully height checked, since wrong connections make it worse.

Tell us the problem. We'll find the specialist.
