Plumbing in Browns Plains
Logan Water country
All of Browns Plains lies in the City of Logan. Logan Water takes treated water from Seqwater, distributes it, and repairs sewer mains outside property boundaries.
Houses, many rented
At the 2021 Census, 78.0% of the suburb's occupied homes were separate houses and 18.1% townhouses, terraces or semis. 47.6% were rented, well above Queensland's 33.1%.
Gully rules
Logan Water wants your overflow relief gully at least 150 mm below the lowest inside drain fixture and 75 mm above the finished ground around it.
A flood portal for your address
Logan's flood maps sit in the Logan Flood Portal, where a standard Property Flood Report gives the flood information for a property.
Your overflow relief gully
The gully is a grated fitting outside the house that lets wastewater out if a pipe blocks or the network overloads. When that happens, its grate should pop off. Logan Water says keeping it fitted and maintained is the owner's job, and the cover must stay loose.
Don't send downpipes or tank overflow into it, and don't plant over it. Paths and paved areas have their own height rule. Homes with more than one bathroom may have more than one gully. Our gully guide shows what a good one looks like.
Storms and the sewer
Heavy rain can push stormwater into Logan's sewers until they overflow. Logan Water lists the ways in: illegal roof and property connections, damaged property drains, unsealed access hole lids and leaks in the network. The gully is a common entry point.
If your downpipes or a cracked drain are part of the problem, a drain specialist can find and fix the connection.
Hot water and hard water
Logan's supply sits in the 'good quality' band, 60 to 200 mg/L, but Council notes that hard water can scale up hot water systems and kettles. When a system is replaced in Queensland, a temperature control device must be fitted. See hot water in Brisbane for what changes on a replacement.
Before you build or dig
Check the Logan Flood Portal for your address first. Council says owners can contact it about flood mapping on their land, and some mapped areas have been questioned as overland flow rather than creek flooding. We don't state any property's flood risk.
What we'd do in Browns Plains
Walk outside and find your gully. Make sure the grate is loose, sits above the soil and has no downpipe or garden bed on it. A working gully is what keeps a blocked sewer spilling in the yard rather than the bathroom. If water still comes up inside, ring Logan Water, your insurer and, if you rent, your property manager. For the repair, we'll match you with a licence-checked drain plumber.
