Logan facts that change a plumbing job
Council's own water business
Logan Water provides water, wastewater and stormwater services to more than 360,000 people in the City of Logan.
Mostly houses
Across the council area at the 2021 Census, 85.0% of occupied homes were separate houses and 11.8% townhouses or semis. 34.6% were rented.
Hardness varies by zone
Logan Water's 2024/25 tests found total hardness from 32.7 to 206.1 mg/L, averaging 94.03 mg/L, against a 200 mg/L guideline. Logan rates its supply as good quality.
Big river floods
Council lists particularly large floods in the late 1880s, 1947 and 1974. Its Logan Flood Portal maps the 1974, 2017 and 2022 floods and produces a flood report for a property.
Where Logan Water's sewer starts
Under Logan Water's blocked drains procedure, approved in February 2026, Council owns and maintains the connection, the jump up and the pipework up to and including the first inspection opening on your property connection. A blockage in the house drain upstream of that opening is the owner's.
Logan Water's own advice for a problem with pipes on your property is to call a licensed plumber first.
If the blockage turns out to be Council's
When a plumber you called clears a blockage that proves to be in Council's sewer, Logan Water reimburses the plumbing contractor, not you, for the time on site. You or your agent must authorise the invoice.
The plumber has to contact Logan Water as soon as a Council blockage is suspected, or within 2 hours of starting work, and must never push roots or debris down into Council's sewer.
Leaks and rusty water
Logan Water repairs leaks up to and including the water meter; pipes and fittings on the property side are the owner's. For a hidden leak in the underground pipe from the meter to the house, Council can reduce the water bill if a licensed plumber fixes it within a month of you finding it and you apply within three months. One remission is allowed every three years.
Orange water that clears after 2 to 5 minutes can mean corroding pipes. Logan Water notes that older homes were plumbed in galvanised iron, which can end up leaking or bursting. See Brisbane leak detection.
Stormwater and easements
Roof water must drain to the kerb and channel, an inter-allotment pipe or a Council easement or reserve, and you must accept natural overland flow from uphill. In an easement, Council looks after its own pipes but not your roof water pipes or subsoil drains, and the strip must stay clear of trees and structures.
Drainage plans may be missing for former Beaudesert Shire areas (before 1995) and former Gold Coast City areas, so a plumber may need to find the pipes on site.
What we would do
When you book a drain job in Logan, say so at the start, so the plumber knows to call Logan Water early if the blockage looks like Council's. Sign off the invoice promptly so Logan Water can pay the plumber directly. And for a leak, note the date you found it: the one-month repair clock for a remission starts then.
