Plumbers in Beenleigh Logan Water's rules.

Beenleigh's water and sewers are run by Logan City Council's Logan Water, not Urban Utilities. More than half the homes are rented, so a tenant's first call is often the property manager. When a plumber is needed, we match you with a licence-checked one who specialises in that job.

Beenleigh facts that change the job

City of Logan

Every ABS mesh block in Beenleigh is in the City of Logan. Seqwater treats the water; Council, through Logan Water, distributes it.

Over half rented

At the 2021 Census, 52.5% of the suburb's occupied homes were rented, against 33.1% across Queensland. Only 17.3% were owned outright.

Houses, townhouses and flats

62.4% of occupied homes were separate houses, 19.0% townhouses, terraces or semis and 17.6% flats or apartments, against 2.7% across the City of Logan.

Water in the good range

Logan Water puts its supply in the 'good quality' hardness band of 60 to 200 mg/L. Above 200 mg/L, it says, water is hard and scaling problems increase.

Leaks: the meter is the dividing line

Logan Water repairs leaks from its supply system up to and including your water meter. From the meter connection onwards, the pipes and fittings are the owner's.

To test for a hidden leak, turn off every tap, appliance and irrigation system but leave the meter's stop tap on. Read the meter, use no water for at least an hour, then read it again. If the number has moved, a leak detection specialist can find where it's going.

A blocked sewer: main or house drain?

Logan Water says it repairs blocked and damaged sewer mains outside your property boundary. For sewer pipes on your own land, its advice is to call a licensed plumber first.

If the plumber confirms the blockage is in a Council main, you may be able to claim back the cost of confirming it, under Council's procedure for blocked house drains. We haven't seen that procedure's conditions, so ask Logan Water what it needs before the work starts.

Orange or rusty water

Logan Water says pipes in older homes were made of galvanised iron, which corrodes over time. Water that runs orange or rusty brown, then clears after 2 to 5 minutes, may point to corrosion in the house plumbing.

Left alone, old pipes can start to leak or burst. A plumber can find the corroded section and replace it. We can't say which Beenleigh homes still have galvanised pipes.

If you rent

Tell the property manager or landlord as soon as something goes wrong, and put it in writing. If sewage overflows, Logan Water's advice is to call it, your insurer and your property manager, and not to flush until the cause is fixed.

More help: blocked drains in Brisbane, emergency plumbers and our Logan page. Those Brisbane pages describe Urban Utilities' rules, so check Logan Water's for anything about pipe ownership.

What we'd do in Beenleigh

Learn where your meter and its stop tap are before anything goes wrong; it's the line between Logan Water's pipes and yours, and the tap you'll need in a hurry. If your water bill jumps, do the one-hour meter test before you call anyone. And if a sewer blockage turns out to be in a Council main, check Logan Water's reimbursement rules before you pay for more work. We'll match you with a licence-checked plumber who specialises in leaks or drains.

My tap water runs orange first thing. What does that mean?

Logan Water says orange or rusty water that clears within a few minutes may mean corrosion in the house plumbing, such as old galvanised iron pipes. If it keeps happening, have a licensed plumber look at the pipes.
