Victoria Point facts a plumber should know
Coastal, with three flood types
Redland City Council's disaster profile names creek flooding, flash flooding and storm tide inundation as Victoria Point's main flood risks. Eprapah Creek is the biggest of its waterways.
Not every home is on sewer
The same profile says some properties here have on-site wastewater systems or water tanks, and some run hot water and cooking on gas bottles.
Houses and townhouses
At the 2021 Census, 80.8% of the suburb's occupied homes were separate houses and 15.9% townhouses, terraces or semis. 51.2% had 4 or more bedrooms.
Fewer renters
Only 19.9% of homes were rented and 36.3% were owned outright. Another 8.6% fell under some other tenure type, against 1.9% across Queensland.
Where Redland's sewer stops
City Water, once called Redland Water, is owned by Council. It maintains and clears the sewer mains and the wastewater pipes up to the inspection opening. That opening sits just before the connection to Council's main, and every pipe on your side of it is yours to maintain.
The owner also pays when a blockage or overflow comes from a covered maintenance hole, a faulty connection or fitting, or things that shouldn't be flushed. In a unit complex, duplex or private estate, go to the body corporate first.
Water works the same way at the meter. Council repairs a leaking meter and the fitting on the main side, and any leak on the property side is the owner's.
Claiming back part of a plumber's bill
Your drain is checked first
A licensed plumber inspects the private drain, with CCTV and jet rodding, and confirms the blockage is in Council's sewer main.
Report it immediately
Call Council as soon as that's confirmed and keep the SEW reference number. Reporting promptly is a condition of the claim.
Know what's covered
Claims are capped at $500 including GST, usually enough for up to 1 hour of labour and 15 minutes of CCTV and jetting. Excavation, exposing or installing an inspection opening, repeat visits and wipes stuck in the property connection aren't covered.
Send in the form
Attach the reference number, the invoice and proof of payment. Council gives its decision within 20 business days.
Roofwater and shared drains
Gutters, downpipes, stormwater pipes and gully pits on your land are yours to keep clear, and roofwater pipes stay yours right up to where they meet the kerb adaptor. Runoff has to reach a lawful point of discharge, and stormwater must never be piped into the sewer.
Some blocks drain through an inter-allotment system shared by anywhere from two to 10 properties. Council doesn't maintain those, so the owners along it have to work together on repairs.
What we would do
When the sewer blocks, don't let anyone dig until the plumber has run a camera through the drain, because Redland won't reimburse excavation. Ring Council the moment the fault is confirmed in the main, since a late report can sink the claim. On a septic system? Book a plumber who works on on-site systems.
