Redcliffe facts that matter
Units beside houses
At the 2021 Census, 37.6% of occupied homes in the suburb were flats or apartments, three times Queensland's 12.5%, and 51.4% were separate houses.
Small households, long-time owners
Households averaged 2.0 people. 32.1% of homes were owned outright and 42.3% rented.
More height near the seaside village
Council's Redcliffe Kippa-Ring local plan lists high density, multi-storey housing as appropriate in its Redcliffe Seaside Village precinct.
A shoreline under watch
City of Moreton Bay has a Redcliffe Shoreline Erosion Management Plan that identifies erosion problem areas, plus coastal hazard overlays mapping storm tide and erosion risk.
Is that smell the sewer?
Unitywater runs 17 wastewater treatment plants, and Redcliffe is one of the locations. It also says grey mangroves can give off a strong rotten-egg smell, most often between May and November, that people commonly mistake for sewage.
If the smell is inside, at one drain or around a toilet, get a plumber to look; our smelly drains guide runs through the usual causes. If sewage is overflowing in the street, report it to Unitywater.
Living in a unit
In an apartment block, the pipes in your walls, the shared stacks and the building's main drain may each have a different owner. Check with your body corporate before you book anyone for a leak through the ceiling or a blocked shared drain.
If your unit has its own hot water system, any replacement needs a temperature control device under Queensland rules. Replacing a water heater is notifiable work, so the plumber reports it to the QBCC.
Storm tides and renovations
Moreton Bay has a long record of storm tides, with significant ones reported in 1931, 1954, 1967, 1972, 1974, 1976 and 2004. Council's coastal hazard overlays only affect a property that is mapped and being developed, so they matter most when you renovate. A flood check property report shows which kinds of flooding apply to a block and how its floor level compares.
For the job itself, see blocked drains, leak detection, hot water repairs or an emergency plumber. The Moreton Bay page explains Council's permit rules.
What we would do
In a unit, ring the body corporate or building manager before a plumber, because the leak may start in a neighbour's pipe or a shared one. In a house near the foreshore, read the flood check report before moving a hot water system or laundry lower or outside. And if the street smells of rotten eggs between May and November, the mangroves may be the source. If it's your drains, a drain specialist can tell you quickly.
