Aberfoyle Park facts that shape a job
Houses, not units
At the 2021 Census, 94.3% of occupied homes in the suburb were separate houses and 5.5% were semis or townhouses. The ABS counted no flats or apartments.
Mostly owners
Only 14.3% of homes were rented, well under the state figure of 27.6%. Another 48.0% were owned with a mortgage, so the owner usually makes the call on repairs.
One council
ABS boundary files place all of Aberfoyle Park in the City of Onkaparinga, which runs a customer office at The Hub.
When a tree is protected
Measured 1 metre above natural ground, a single trunk 1 metre around makes a tree regulated, and 2 metres makes it significant. Trees with several trunks can qualify too.
The pipe to the kerb belongs to you
Onkaparinga maintains the public drains. Each block is given one spot to send its stormwater, called the Legal Point of Discharge. Usually that is the kerb and water table in front, sometimes a council underground drain.
Up to that point, the drainage is the owner's to look after. That includes the stretch of pipe under the nature strip that pops out at the kerb. Council also expects you to keep your runoff from flowing onto the neighbours.
So a cracked kerb outlet or a downpipe line full of silt is a stormwater job for a plumber, not a council request.
Trenching near a big tree
Swapping a broken drain often means digging through roots. Under state planning law, substantial damage to a regulated tree, roots included, counts as development and needs approval first.
If a regulated tree has to go, Onkaparinga asks for two replacement trees, or three for a significant one, or a payment into the Urban Tree Canopy Off-set Fund. Often the simpler path is to line the old pipe from the inside: read about pipe relining in Adelaide and tree roots in drains.
Where SA Water's pipe meets yours
We couldn't confirm SA Water's general rule on which section of sewer is whose, so ring SA Water before anyone digs near the boundary. South Australia's plumbing code allows the utility's inspection point to be on either side of your property line.
Other Onkaparinga suburb pages: Happy Valley, Christies Beach and Aldinga. For the job itself, start with blocked drains, leak detection or hot water.
What we would do
Walk the yard before you book anyone. Find the sewer inspection point and the place your stormwater leaves the block. If water is backing up at the gully, it's sewer; if it's pooling at a downpipe or the kerb outlet, it's stormwater. That one detail sends you to the right drain specialist, and if the fix needs a trench near a large tree, measure the trunk 1 metre up before work is quoted.
