Plumbers in Christies Beach Renting? Tell the agent first.

More Christies Beach homes are rented than owned outright, so the first call for many plumbing faults is the landlord or agent. SA Water handles the sewer and the City of Onkaparinga the street drains. Once you know who's paying, we connect you with a licence-checked plumber experienced in your kind of fault.

Christies Beach, by the numbers

43.1% rented

At the 2021 Census, 43.1% of the suburb's occupied homes were rented, far above the South Australian figure of 27.6%. Just 25.7% were owned outright.

Houses and townhouses

77.2% were separate houses, 19.1% semis, terraces or townhouses and 2.7% flats or apartments.

The southern treatment plant

SA Water's Christies Beach wastewater treatment plant began operating in 1970, was expanded in 1981 and upgraded in 2013 to cope until 2030.

Christie Creek

The creek runs inside the plant's southern boundary to the sea and drains a catchment of 34 square kilometres. Onkaparinga has a flood study for it.

If you rent and something leaks

  1. Stop the water

Turn off the main tap at the meter if water is spraying or pooling. For a toilet, close the small valve on the wall behind it.

  2. Report it in writing

Message the agent or landlord with photos and the time it started. Keep a copy.

  3. Ask who books the plumber

Many agents have their own process. If they ask you to arrange it, get that in writing before you book.

Growth, the plant and the creek

The Christies Beach plant treats wastewater from homes and businesses in Adelaide's south, and also supplies recycled water for toilet flushing and for irrigating farmland around McLaren Vale and Willunga. SA Water expects the plant will need more capacity by 2030 because building keeps going in its catchment, and it is repairing creekbank erosion on Christie Creek from 2026.

Onkaparinga says less than 2% of residential properties in its area are classed as flood prone. It also warns that a short burst of heavy rain can cause local flash flooding inside or outside the mapped areas. Keep gutters, downpipes and yard pits clear before winter, and see our stormwater page if water sits against the house.

Whose sewer pipe is it?

SA Water's rule on where its part of the sewer stops wasn't something we could read for ourselves, so we won't guess it. If sewage is overflowing in the street or from a public manhole, call SA Water. If it's coming up through your own gully, a blocked drain specialist can find the blockage.

What we would do

If you rent, report first and book second: a written message with photos protects you if the repair bill is disputed. If you own a unit or townhouse, check whether the leaking pipe is shared with the neighbours before anyone starts work. Either way, a plumber who specialises in the fault will tell you quickly whether it's your pipe, a shared pipe or SA Water's.

Questions people ask

Is my Christies Beach home in a flood area?

Onkaparinga has flood information sheets for its major catchments, Christie Creek included. Ask Council whether your property falls in a mapped area. Even outside one, heavy rain can cause flash flooding.

Can I book a plumber myself if I'm renting?

Check with your agent or landlord first, in writing. You can still send us the job while you wait for an answer: only the plumber who takes it gets your contact details.

Tell us the problem. We'll find the specialist.

We match your job with a local plumber who does this kind of job, licence checked.
