Thornlie facts
City of Gosnells
Thornlie's parks and reserves are listed by the City of Gosnells, the council for the suburb.
Family houses
At the 2021 Census, 91.1% of the suburb's occupied homes were separate houses and 52.2% had four or more bedrooms.
Owner-occupied, mostly
42.6% were owned with a mortgage and 21.1% rented.
The verge is a service corridor
The City calls the verge the pathway for public utilities to reach properties: water, phone, gas, sewer and electricity.
Adding on? Plan the stormwater first
The City must approve a stormwater drainage plan for every development, down to additions to a single home. If your lot can shed water to the street, in general with the sand pad at least 200mm above the back of the kerb, it must handle a 1 in 20 year storm lasting one hour. If it can't, it must store and release a 1 in 100 year event.
Soakwells need at least 0.5m between their base and the highest groundwater level or a clay layer. Where a geotechnical report rules soakwells out, sealed tanks hold the water and let it into the City's drains slowly through a restricted outlet.
Trees on the verge
Because services run under it, the City advises against planting your own verge tree. One not planted by the City is the owner's responsibility, and the owner may become responsible for any services it damages.
Residents may not prune or remove street trees. Council policy allows removal where a tree is causing significant damage to infrastructure or services, so report root damage to the City and have the plumbing on your side repaired. See tree roots in drains.
Diagrams, junctions and old septic tanks
Before digging for a sewer repair, get your house's drainage plumbing diagram: the City points to the Building Commission's website for them. Before You Dig Australia plans show the water mains, sewer mains and the sewer junction. Your part of the sewer runs to that junction; the main beyond it is Water Corporation's.
In parts of the City without sewer, on-site effluent systems are used. Once a home is connected, the old system must be decommissioned within 60 days of a change of owner. Perth pages: blocked drains, pipe relining, hot water and emergency plumbing.
What we would do
Planning a patio, granny flat or extension? Get the stormwater design done with the building plans, not after, because the City has to approve it. For a blocked or broken drain, have the drainage diagram and dig plans ready before the plumber comes. We will match the job with a specialist, and your contact details go only to the plumber who takes it.
