Sunbury at a glance, for plumbing
Mostly detached houses
At the 2021 Census, 88.5% of occupied homes in the suburb of Sunbury were separate houses and just 4.1% were townhouses or semis. Close to half (46.8%) were owned with a mortgage, and 20.4% were rented.
One of Hume's two corridors
Hume City Council describes itself as two urban growth corridors, one built around the established Sunbury township. Melbourne Airport and a band of rural land, Bulla included, separate it from the corridor running north along the Hume Freeway.
New precincts on former farmland
Hume's growth plans list the Sunbury South and Lancefield Road precinct structure plans, with Sunbury West and Sunbury North still to be confirmed. Council calls this greenfield land: previously undeveloped and used for farming.
Private drains are yours
Owners are responsible for all drainage serving their property, up to the legal point of discharge, and Hume says plainly that it does not repair blocked or damaged private drains.
New house or older street, find Council's pipe first
In new developments, Hume says the developer often provides the house connection point, so a new home usually has a set spot to join Council's stormwater. On an older block, or before an extension, the plumber may need to know exactly where Council's pipe runs.
Hume's Stormwater Drainage Asset Details application answers that question. It gives the size of Council's pipe, how deep it sits and its offset from your boundary. Ask for it before anyone trenches a new drain line or upgrades the stormwater on your block.
Properties that aren't on sewer
Across Hume, unsewered properties have to treat and dispose of their wastewater on site, and installing a system is controlled by a Council permit. Council says all work on these systems should be done by a licensed plumber. Own a treatment plant? Hume expects a quarterly maintenance report within two weeks of each service.
Council's page doesn't say which streets are unsewered. If you're unsure about a block you're buying or building on, ask Hume's environmental health officers first. A plumber who works on septic systems can then look after the tank or plant.
Which water company?
Sunbury doesn't appear on South East Water's or Yarra Valley Water's supply lists, and no official page we read names its retailer. So check your water bill. Melbourne has three water retailers and each sets its own line between the sewer it maintains and the pipes you do. Our guide to who owns the sewer pipe explains what to ask.
For everyday jobs, start with blocked drains in Melbourne. For a burst pipe at night, go to an emergency plumber.
What we would do
Before paying for a new drain or an extension on a Sunbury block, get Hume's drainage asset details and find out where your stormwater legally discharges. Knowing both before the first shovel goes in saves a lot of guesswork. If the property runs a septic tank or treatment plant, keep every service report: Council asks for them, and the next plumber will want to see them.
