At the 2021 Census, 84.4% of occupied homes in the suburb of South Morang were separate houses, and 52.4% had a mortgage, against 36.1% across Victoria.

South Morang is in Yarra Valley Water's Epping sampling area, which averaged 30 mg/L in 2025-26 against a 200 mg/L guideline.
If you're on a septic system
Whittlesea's plan says a standard all-waste system could last 20 to 25 years before its effluent field needs renewing, if the site suits it, water use is normal and it's maintained. Skipping desludging, flooding the field, or letting tree roots and paths disturb it shortens that.
So keep paving off the field, plant nothing large near it, and book regular pump-outs. A plumber who does septic systems can tell you how much life the field has left.
On sewer: Yarra Valley Water and you
Yarra Valley Water says that if a blockage is your responsibility, you arrange and pay for a licensed plumber, and it won't reimburse internal pipe repairs. Where its part of the sewer connection ends depends on the property, so ask Yarra Valley Water to confirm before anyone digs near the main.
Its leak checks are simple. A few drops of food colouring in the toilet cistern show a leak if colour reaches the bowl without flushing, and a blinking black triangle on a digital meter may mean water is running somewhere. Leak detection in Melbourne covers the rest.
Hot water and hardness
At 30 mg/L, the Epping area's average sits far below the 200 mg/L guideline, which is set to limit scale build-up in hot water systems. If you're replacing gas, Victoria's rule from 1 March 2027 is that a gas system in an existing home is replaced with an efficient electric alternative when it reaches end of life; repairs are still allowed.
