Hastings facts behind a plumbing job
Small blocks, higher risk
The Shire's 2024-2029 wastewater plan says higher density areas such as Somerville, Hastings and Tyabb carry higher onsite wastewater risk because usable lot area is limited.
Plenty of septic on the Peninsula
The Shire says over 22,000 properties across the Peninsula have no reticulated sewerage, and where there's no sewer, households must install and maintain their own systems.
Townhouses and renters
At the 2021 Census, 24.7% of occupied homes in the suburb of Hastings were semis, terraces or townhouses and 1.1% other dwellings. 30.8% were rented.
South East Water
Hastings is on South East Water's supply list, and the Shire's plan names South East Water among its water corporations.
Septic on a tight block
The plan names usable lot area as a key limit on onsite wastewater around Somerville, Hastings and Tyabb. If your property isn't on sewer, the system is yours to keep working, and the Shire's records are the place to confirm what's installed.
Victoria's environment protection rules expect owners to keep a system to its permit conditions, tell Council when they know it's failing and keep a record of every service and pump-out. A plumber who does septic systems can check the tank and the disposal area.
On sewer: where South East Water stops
South East Water looks after the sewer up to your property's connection point, the inspection opening, often found close to the boundary. Upstream of that opening, towards the house, the pipes belong to you. In a townhouse or unit, shared private pipes in an owners' corporation aren't South East Water's either.
If a blockage is on its side, South East Water reimburses fair and reasonable costs, as long as the plumber referred it and didn't use a camera, a high-pressure jetter or root cutting first. Searching for the inspection point by digging isn't reimbursed. Blocked drains in Melbourne covers the plumber's part.
Renting in Hastings
Nearly a third of homes here were rented in 2021. From 1 March 2027, when a rental hot water system permanently fails and can't be repaired, the landlord must replace it with an efficient heat pump or an electric-boosted solar water heater. Melbourne hot water explains the standard.
What we would do
Confirm first whether your Hastings home is on sewer or septic by asking the Shire what's on record for your address. On septic, book regular pump-outs and keep the receipts; the Shire's plan flags lot size as a limit around Hastings. Then send us the job and a licence-checked specialist will take it from there.
