Plumbers in Broadmeadows Hume and Yarra Valley Water.

Nearly half of the homes in Broadmeadows are rented, so many plumbing problems start with a call to the landlord. Hume City Council covers the suburb and Yarra Valley Water supplies it. If you own the home, tell us the job and we'll match you with a licence-checked specialist.

Broadmeadows facts for a plumbing job

Half the homes are rented

At the 2021 Census, 48.9% of occupied homes in the suburb of Broadmeadows were rented (Victoria 28.5%). 67.9% were separate houses, 19.8% townhouses, terraces or semis and 12.0% flats or apartments.

House connections are private

Hume says owners are responsible for drainage up to its pipe, the Legal Point of Discharge, and that house connections remain part of the private system. Council doesn't repair blocked or damaged private drains.

Easements with Council drains

Some Hume drains run through easements on private land. Council needs access, generally approves no habitable structures over an easement, and can ask for structures to be removed.

Roots need a way in

Hume says well-built, well-kept pipes withstand normal root loads. Roots get into pipes in poor condition through cracks and joins, then block them.

Renting in Broadmeadows

Under Victoria's rental rules, a burst water service, a blocked or broken toilet system and hot water that isn't working are urgent repairs, and the rental provider must arrange them straight away. Report the problem to your landlord or agent before calling anyone yourself.

From 1 March 2027 the hot water rules for rentals tighten: a system that has permanently failed and can't be fixed must be replaced with an efficient heat pump or an electric-boosted solar water heater. Our Melbourne hot water page has the detail.

Owners: drains, easements and Yarra Valley Water

Before you put up a shed or a carport, find out whether a Council drain crosses your yard. Hume's Stormwater Drainage Asset Details application gives the pipe's size, depth and offset from the boundary, details the legal point of discharge permit leaves out.

Yarra Valley Water owns the meter and stop tap; the pipes from the meter to the house are yours. If a sewer blockage is your responsibility, you arrange and pay for the plumber, and Yarra Valley Water won't reimburse internal pipe repairs. Where its responsibility begins depends on the property, so ask it to confirm.

Roots from a nature strip tree in your pipe? Hume asks to be told before roots of a Council tree are damaged or removed, other than those inside the pipe.

What we would do

Renters: report it to the rental provider and let them book the plumber. Owners: if a drain keeps blocking, ask for a camera inspection, because Hume says roots get in through cracks and joins in pipes that are in poor condition. Fix the pipe rather than just the blockage, and let Hume know first if the job will cut roots from a Council tree.
