Hot water repairs in Melbourne Fix the part first.

Most Melbourne hot water breakdowns can still be repaired, gas units included, before and after 1 March 2027. What decides it is whether the tank itself is sound. Describe what's happening and we'll match you with a licence-checked local plumber whose regular work is hot water repairs.

Why a Melbourne repair call is different

Gas repairs stay legal

Victoria's end-of-life rule for gas hot water starts on 1 March 2027, yet the Government says gas systems can still be repaired if they break down. A sound repair means the replacement question waits.

Renters can't be left waiting

Under Victorian renting law, a hot water service that isn't working is an urgent repair, so the rental provider has to act immediately. That matters here: 30.2% of Greater Melbourne's occupied homes were rented at the 2021 Census.

A leaking unit shows on the bill

Greater Western Water lists an overflowing hot water service among the reasons a water bill climbs. Yarra Valley Water's leak checklist says to look for rust or water stains on the tank and water pooling at its base.

Repair or replace: the Melbourne test

A hot water specialist sorts every breakdown into one of two piles. A component that has stopped working, such as an element, thermostat, pilot assembly or valve, is a repair. Water escaping through the tank wall means the tank is finished, and no new part changes that. Our hot water repairs guide matches the common symptoms to their usual causes.

For owner-occupiers on gas, that split now carries real weight. If the tank fails from 1 March 2027 onwards, Solar Victoria says an existing home has to move to an efficient electric alternative, like a heat pump. If a part fails, you can fix it and stay on gas. We haven't found an official definition of end of life, so check current rules before agreeing to a replacement you didn't plan for.

Renovating? The Government's announcement also allows gas systems to be temporarily removed and reinstalled during renovations.

Before the plumber arrives

  1. Make it safe

If water is leaking, shut the cold water valve into the unit. Switch an electric system off at the switchboard. Leave gas controls alone unless you know them well.

  2. Read the label

Note the brand, model and manufacture date. With those, the plumber can often carry the right part on the first visit.

  3. Not sure it's leaking?

Turn off every tap and appliance and read the water meter. Greater Western Water suggests leaving four to five hours, such as overnight, before reading it again.

  4. Renters: keep a record

Report it by phone as urgent, then send the same request in writing so the date is on record.

If your landlord doesn't answer

Consumer Affairs Victoria says that when a rental provider or agent doesn't respond to an urgent repair request, the renter can organise the repair themselves, provided it costs no more than $2,500. The rental provider then has 7 days to pay it back once they get your written request.

Keep the invoice and photos of the fault. Work that needs a licence or registration still has to be done by a qualified person.

Questions for the repair plumber

  • Is this a failed part, or is the tank itself leaking?
  • Can you show me the fault before replacing anything?
  • If I keep this gas unit running, what is likely to fail next?
  • Are you licensed for this class of work, or registered? If the job needs a compliance certificate, only a licensed plumber can issue it.

What we would do

Get the diagnosis before the quote. If the tank is dry and a part has failed, repair it, gas or electric. If the tank itself is leaking, it's a replacement, and for gas in an existing Melbourne home from 1 March 2027 that replacement has to be electric. Renting? Report it as urgent and keep it in writing. Either way, call a plumber who repairs hot water systems week in, week out: that's who we would match you with.

Questions people ask

Can my gas hot water still be repaired in Melbourne after 1 March 2027?

Yes. The Victorian Government says gas hot water systems can still be repaired if they break down. The rule bites when a system reaches the end of its life, so if a plumber tells you yours has, ask them to show you why and check current rules.
