Bacchus Marsh in plumbing terms
Septic tanks in a sewered town
Council's 2021 wastewater plan records 121 domestic wastewater systems in the Bacchus Marsh locality, which it rates low risk, out of about 4,800 septic tanks across the Shire. One of its actions is moving Bacchus Marsh properties from septic to sewer.
Almost all separate houses
At the 2021 Census, 84.2% of occupied homes in the suburb of Bacchus Marsh were separate houses and only 2.0% flats or apartments. 37.4% were owned with a mortgage and 25.8% rented.
Several water corporations
The Victorian Government's water accounts describe Greater Western Water's service area as reaching from Melbourne's CBD to Werribee, Bacchus Marsh and the Macedon Ranges. Moorabool's plan names several water corporations across the Shire, so your water bill is still the quickest way to confirm which one serves your address.
A set point for stormwater
Council sets each property's legal point of discharge: in town, Council's drain or the kerb and channel; on rural land, usually the table drain beside the road, or a dam or natural watercourse.
If the house is still on septic
Moorabool is moving to risk-based septic inspections. Each system gets a high, medium or low rating, high-rated systems are inspected more often, and Council writes to the property before an inspection. A plumber who specialises in septic systems can service the tank and check how it is working before that letter arrives.
Buying here? Council's plan points out that a Section 32 statement doesn't have to record a septic tank: it only says whether sewerage is connected to the land. If it says no, ask where the tank is and when it was last serviced. Our septic systems page covers what to check.
If sewer has reached your street and you're still on a tank, ask your water corporation about connecting. Council's plan wants those connections made.
Stormwater and new building work
Moorabool makes the owner responsible for all stormwater drainage on the property and the length of drain from the property to Council's drain. A blocked downpipe line or yard pit is a private job.
You need legal point of discharge information for a building permit, and Council says the builder usually arranges it. It's also needed when changes would affect how the existing stormwater system works, so ask for it before new pipe goes in for an extension, a shed or a big area of paving.

What we would do
Work out first whether the house is on sewer or a septic tank; Council's records can tell you if the paperwork can't. On a septic property, a slow drain can be the tank or its disposal area rather than the pipe, so don't keep flushing and don't book a sewer jetting job by default. Get a septic specialist to look, keep the service report somewhere safe, and if sewer is available in your street, ask about connecting.
