Upper Coomera in the Census and the City's plans
Houses, mostly four bedrooms
At the 2021 Census, 80.8% of occupied homes were separate houses and 65.5% had four or more bedrooms, against 38.8% across Queensland.
Households of three
The average household was 3.1 people and the median age 33. The Census counted 25,276 residents in 2016 and 27,180 in 2021.
Mortgaged or rented
47.6% of homes were owned with a mortgage and 34.2% rented. Just 16.2% were owned outright.
More sewer on the way
The City's infrastructure plan schedules 704m of new 150mm trunk sewer along Courtney Drive for 2026.
Low pressure in a newer house
In houses built after 2006, City of Gold Coast says the main cause of low pressure is a blocked or restricted pressure reduction valve. A licensed plumber has to repair or adjust it.
Try the City's bucket test first. At the tap nearest the meter, time how long a 9-litre bucket takes to fill. A lot longer than 30 seconds suggests low pressure. If only one tap is weak, the problem is more likely at that tap.
A hidden leak on a big block
You pay for all the water your meter records, leaks included. The City may grant a concealed water leak remission, but only for a leak in the underground pipe between where water enters the property and the first building. It must be repaired within one month by a Queensland licensed plumber, and at least 50 kilolitres must have been lost. Pool, tap, toilet and irrigation leaks don't qualify.
If the leak is somewhere you can't see, a leak detection specialist can trace it. Our page on a high water bill covers what to check first.
Quick checks before you book
- Turn everything off, read the meter, wait at least an hour, then read it again.
- Add a few drops of food colouring to the toilet cistern and watch the bowl.
- Note whether the problem is one tap, one bathroom or the whole house.
- Find the meter: it's usually near the front of the block, by a side boundary.
What we would do
In a four-bedroom house with a busy household, run the meter test before you book. A meter that moves with everything off means water is escaping somewhere, and knowing that up front lets a leak detection specialist go straight to tracing it. If the leak turns out to be underground before the house, keep the plumber's invoice and take two meter readings a week apart after the repair. The City needs those readings for a remission application.
