Plumbers in Palm Beach Units, creeks and storms.

Palm Beach is a mix of beachside units, townhouses and houses, and City of Gold Coast runs its water and sewer. Most jobs start with one question: is the fault in your pipe, a shared pipe or the City's? Describe it, and we'll match you with a licence-checked plumber who takes Palm Beach jobs and specialises in that kind of fault.

Nearly as many units as houses

At the 2021 Census, 40.9% of the suburb's occupied homes were separate houses and 38.4% were flats or apartments. Townhouses and semis made up another 19.8%. Across Queensland, flats were just 12.5%.

Smaller homes, plenty of renters

36.6% of Palm Beach homes had two bedrooms, and 37.0% were rented. Renters should tell the landlord or agent about a fault before booking anyone.

Drainage work in the business centre

The City's Palm Beach Business Centre plan, endorsed in November 2015, led to stormwater improvements in Palm Beach Avenue in 2017 to reduce localised flooding.

Cyclone repairs at the creek mouth

Tropical Cyclone Alfred damaged the Tallebudgera Creek training wall at Palm Beach. The City has it under repair from April to December 2026.

When a drain is shared

With so many units and townhouses, a blockage can sit in pipework that several homes use. City of Gold Coast's sewer runs from its main to a connection fitting on the property. If nobody can find that fitting, the City's share is taken to end one metre inside the boundary. Everything upstream of it is private.

So in a complex, ask the body corporate manager who owns the blocked section before work starts, and agree who is paying.

After a big storm

The City puts most wet weather sewage overflows down to stormwater getting into the sewer where it shouldn't. Roof and yard water belongs in a rainwater tank, the kerb or a stormwater pit.

Your overflow relief gully is the release point if the sewer backs up. Its grate should sit loose and uncovered, 75 mm above the surrounding ground and 150 mm below the lowest drain in the home. If rain, pool or tap water can run into it, the City recommends a licensed plumber fit an ORG cap or change the pipework.

Before you ring anyone

  • Note whether one fixture is slow or every drain in the home.
  • Look at the overflow relief gully for water or sewage coming up.
  • In a complex, ask the neighbours whether their drains are slow too.
  • For a suspected leak, read the meter, use no water for an hour, then read it again.

What we would do

If a drain backs up in a Palm Beach unit, check the gully and ask the neighbours before anyone lifts a lid. Several homes with slow drains point to a shared line, so bring in the body corporate as well as a drain specialist. If the plumber traces the fault into the City's sewer, ask them to report it that same day and claim from the City instead of billing you.

Questions people ask

Does the City pay if the blockage turns out to be in its sewer?

It can repay the plumber's reasonable costs, capped at $300 including GST unless exceptional circumstances apply. The plumber has to report the blockage on the day they find it and apply to the City directly. Work on your private sewer isn't covered.

Is my Palm Beach street flood-prone?

City of Gold Coast publishes a flood risk awareness map and supplies flood search reports with flood levels for a single property. We haven't found a source that rates Palm Beach streets, so check your own address.
