Ormeau facts that change the job
Nine homes in ten are houses
At the 2021 Census, 91.0% of the suburb's occupied homes were separate houses, against 74.8% across Queensland. Townhouses were 7.6% and flats just 1.5%.
Young, busy households
The median age in Ormeau was 33 and households averaged 3.1 people. 47.6% of homes were owned with a mortgage, compared with 34.4% statewide.
Gold Coast, not Logan
In the ABS's 2021 boundaries every part of Ormeau, and of Ormeau Hills, falls in the Gold Coast council area. City of Gold Coast's water and sewer rules apply.
Pipes under the backyard
Building near Council sewer, water or stormwater pipes is mostly regulated by the Queensland Development Code (QDC MP1.4), and a structure inside a Council easement needs the City's consent.
Adding a pool, shed or extension
Check where the City's pipes run before you plan. A private building certifier can assess many applications near Council pipes, but some have to be referred to the City. Even a design that meets the code's acceptable solutions still needs the City's consent if it sits in a Council easement.
Minor works near the City's water or sewer pipes may be what it calls notifiable works, which skip referral but still have their own form. Don't confuse these with the QBCC's notifiable plumbing work, which your plumber registers after jobs such as replacing a water heater.
Where your stormwater has to go
The City wants private stormwater taken to a lawful point of discharge, usually the kerb and channel or an inter-allotment drain. If neither is feasible, a rubble pit designed and built by a qualified professional may be accepted. A catchment under 500 square metres can sometimes connect to an existing pit or inter-allotment drain.
Runoff from a neighbour's yard flooding yours can be reported to the City's development compliance team. Rainwater must never be piped into the sewer or the overflow relief gully.
Hot water for a bigger household
With more than three people in the average Ormeau home, size the hot water system for your busiest morning. Queensland requires a temperature control device on every new and replacement system, and heat pump or solar units must be installed by a hot water installer holding the QBCC's endorsement. Our hot water size tool gives a starting point.
What we would do
Before you sign up for a pool or a big shed in Ormeau, get the as-constructed drainage plan and look at your title for easements. A shed is far easier to move on paper than once its slab is poured over a sewer. Then we can match you with a licence-checked plumber in Ormeau who specialises in drainage for new building work.
