Narangba by the numbers, and the plans
Houses, and big ones
96.0% of occupied homes in the suburb were separate houses at the 2021 Census, and 74.6% had four or more bedrooms. The average household held 3.1 people.
Mostly paying off a mortgage
55.3% of homes were owned with a mortgage, well above Queensland's 34.4%, and 23.7% were rented.
Sewer capacity for growth
Unitywater is laying about 11 km of new wastewater pipeline, adding a pump station on Mackie Road and upgrading those on Mumford Road and Delaney Road. This network carries Narangba's wastewater to the Burpengary East treatment plant.
Narangba East is still being planned
Council adopted its Narangba East Strategy on 20 November 2012 and is now running a planning investigation. Land there is zoned emerging community or rural residential.
What that means for plumbing here
Big households lean hard on the hot water system and the drains. When a system needs replacing, size it for the people and bathrooms you have now, and remember that Queensland requires a temperature control device on every new or replacement hot water system.
Roots are the other pressure on drains. Across Unitywater's region, tree roots caused 614 of the 3,043 blockages its crews attended over 12 months, it said in November 2025.
The upgrade itself is to Unitywater's pump stations and mains, not your private drain. Unitywater says the upgrade will support about 33,670 future residential lots across the wider area over 20 years, and it will be built in stages to limit disruption.
Low pressure? Try Unitywater's bucket test
Unitywater commits to a minimum supply pressure of 210 kPa. To test yours, open the tap closest to the meter, usually the front garden tap, and time a 9-litre bucket. Much more than 30 seconds suggests low pressure.
Then ask a neighbour. If their pressure is fine, the problem is likely private, such as a blockage or leak between your meter and the house. Everything from the meter onwards is the owner's, so that's a plumber's job, not Unitywater's.
Permits and Council checks
Replacing a hot water system or adding a fixture in an existing house is notifiable work, which the plumber lodges with the QBCC on a Form 4. City of Moreton Bay audits 5% of those notifications. A new shed or garage with plumbing needs a permit, and in Unitywater's area it can go through as fast track work within two business days.
Start with blocked drains, hot water replacement or leak detection. Our Moreton Bay page covers Unitywater's rules in more depth.
What we would do
Big family, ageing hot water system? Don't wait for it to fail on a school morning. Have a hot water specialist look at its size and age now, and ask about the temperature control device the replacement will need. For drains, keep the overflow gully clear and its grate visible, and if a blockage turns up in Unitywater's pipe, make sure the plumber reports it instead of clearing it.
