Bracken Ridge basics
Inside Brisbane City
Bracken Ridge sits entirely in Brisbane City Council's area. Urban Utilities' 2024-25 report places it on the South East Queensland Water Supply Scheme.
A suburb of houses
At the 2021 Census, 88.3% of the suburb's occupied homes were separate houses, against 74.8% across Queensland. Flats were just 3.5%.
Mostly paying off a mortgage
44.2% of homes were owned with a mortgage (Queensland 34.4%), 29.1% owned outright and 23.8% rented.
When rain gets into the sewer
Sewer pipes are much smaller than stormwater pipes. Urban Utilities says they're typically designed for five times the average dry weather flow, and heavy rain gets in through wrong connections, low gullies and cracked pipes.
Check that the pipes from your roof, driveway and patio run to stormwater, not the sewer or the gully. Urban Utilities uses smoke testing to find where storm water is getting in. If sewage does overflow inside, call your insurer; Urban Utilities can't enter homes or disinfect inside.
Get the gully right
The overflow relief gully lets a blocked sewer spill in the yard instead of inside. Plumbing rules put it at least 150 mm below the lowest drain inside and at least 75 mm above the ground. Only a licensed plumber should move or alter one, and keeping it in order is the owner's job.
Urban Utilities says a non-compliant gully may affect an insurance claim after a sewer spill. See our overflow relief gully guide.
Stormwater, extensions and pools
Brisbane City Council maintains the stormwater network past your boundary. On your block, the pipes and the outlet to the point of discharge are yours to keep working; a stormwater plumber can clear or replace them.
Planning an extension, deck or pool? Building or digging near Urban Utilities' pipes needs its approval unless the work meets the state's criteria, which for a house include keeping the structure at least 3 m clear of the pipe's centreline. Check Before You Dig Australia first.
What we'd do in Bracken Ridge
Before the storm season, walk the yard in the rain: see where each downpipe goes, whether the gully stays dry and whether water pools near the house. Any downpipe draining to the sewer or the gully is worth fixing. For the job, we'll put you in touch with a licence-checked drain and stormwater specialist.
