Sippy Downs facts for a plumbing job
Estates of houses
Sunshine Coast Council's planning scheme says the Chancellor Park and Bellflower estates are mainly single houses on suburban lots, with large retirement facilities in Chancellor Park and student housing beside the university.
Few homes owned outright
At the 2021 Census, 18.9% of occupied homes in the suburb of Sippy Downs were owned outright, against 29.1% across Queensland. 64.3% were separate houses and 23.4% townhouses or similar.
Stringybark Road
North of the motorway, the Stringybark Road area is mostly low density and rural residential, with parts earmarked for medium density housing.
Bushland edges
The area is bordered by Sippy Creek and the Mooloolah River National Park, with Mountain Creek and the Chancellor Lakes system inside it.
The stormwater pipe on your block
Sunshine Coast Council says a stormwater pipe under 375 mm across is generally private, and usually carries roof water where the block sits below the road. Report blockages or damage in the road reserve to Council. Call a plumber for private downpipes running into the kerb, and for drainage running between lots.
Water lying in the yard after rain is a reason to have it checked. Our stormwater page explains what a plumber checks.
Hidden leaks
Unitywater says every leak on private property, concealed ones included, is the owner's to investigate and repair, from the meter onto the property. After a concealed leak is fixed, you may qualify for its Concealed Leak Allowance, though it covers neither other leaks nor the plumber's bill. If the meter box itself fills with water, tell Unitywater.
A leak detection specialist can find a leak under a slab or lawn, and put in writing what was found and fixed.
Permit, notifiable or minor?
Council sorts plumbing into three kinds. Permit work is the more complex kind, needs council approval and is always checked. Notifiable work can be done without a council permit or mandatory inspection, and the plumber registers it with the QBCC. Minor work still needs a QBCC licensee but isn't approved by council or reported. A licensed plumber will tell you which your job is. For hot water, see hot water installation.
What we would do
If you own a rental near the university, get the plumbing records and drainage plan for it from Council and keep them handy. When a tenant reports a slow drain or a leak, the plumber starts in the right place, and you can tell quickly whether the fault is yours or belongs in the road reserve.
