Yanchep facts
City of Wanneroo
The City lists Yanchep among its suburbs, so its stormwater and septic guidance applies here.
Houses with room to spare
At the 2021 Census, 97.2% of the suburb's occupied homes were separate houses and 60.0% had four or more bedrooms.
Mostly mortgaged
56.4% were owned with a mortgage and 21.8% rented. 10.3% of private dwellings were empty on Census night.
Four projects planned
Water Corporation has four water and wastewater projects planned across Yanchep, including a new pipeline to bring more supply from Perth's Integrated Water Supply Scheme.
Pipes going in
Along the eastern side of Marmion Avenue in northern Yanchep, Water Corporation is laying about 1.6 km of new water pipeline and 1 km of wastewater pipeline over about 15 months. The wastewater line will be connected later. Separate wastewater work is planned in the Yanchep Junction development and along Botanical Boulevard.
Low pressure or cloudy water?
Water Corporation aims to deliver 20 litres of water per minute at the meter. It says pressure also depends on how high your property sits and on your home's internal plumbing, and that customers may notice temporary pressure changes or discoloured water when new pipes are connected.
If low pressure lasts well after nearby works, or only one tap or shower is weak, the cause may be inside your home. A plumber who specialises in water pressure can test it.
Stormwater and your licence check
The City of Wanneroo says owners have a duty to keep runoff on their own land. Its guide: roughly one downpipe for each 15 square metres of roof, spaced no more than 12 metres apart, with soakwells set back at least their own width from buildings and boundaries.
Before work starts, look the plumber up on the WA Online Licence Search. Perth pages for the job: leak detection, hot water, blocked drains and an emergency plumber. Nearby: Wanneroo and the northern suburbs.
What we would do
Do Water Corporation's meter test before you blame the mains: turn off every tap and water-using appliance, note the 3 red numbers, wait 15 minutes and check again. Moving numbers mean a leak, and a leak specialist is the right call. Steady numbers with weak flow point to a pressure problem. Either way, we will match you with a specialist, and only the plumber who accepts the job receives your contact details.
