Willetton facts
Built from the 1960s
The City of Canning's local history says Willetton was mostly rural until the 1960s. The Willetton Industrial Area near High Road came in the mid-1960s, and land sales took off by 1970.
A sewered estate
The Burrendah Estate was launched around then, advertising "proper" sewerage and kerbed, sealed roads, with water and power ready to connect.
Big family houses
At the 2021 Census, 89.9% of the suburb's occupied homes were separate houses and 64.6% had four or more bedrooms.
Long-term owners
39.3% were owned outright, 39.2% owned with a mortgage and 19.7% rented.
Street drains and who to call
The City of Canning's drains carry stormwater to the river or to places where it can soak into the ground. It handles drainage requests on its roads, while some major roads belong to Main Roads WA. If flooding threatens property, the City asks you to phone so an officer can respond with top priority.
A blocked sewer pipe on your property is a different matter: clearing it, as far as the junction with Water Corporation's main, falls to the owner. Our guide to who owns the sewer pipe explains the split.
Renovating and the verge
If your plumbing is part of a renovation, rebuild or demolition, the City requires a verge permit before anyone uses the verge, whatever the value of the work. Its reason: building works often damage kerbs, footpaths, drains and street trees.
Paperwork in WA
Installing or replacing a water heater counts as major work in WA. The contractor gives notice at least 24 hours before starting and must give you a certificate of compliance within five working days of finishing. Repairing existing pipework or a water heater is minor work, which needs a record but no certificate.
Across the City, on-site effluent systems are used only where sewer isn't available, and must be decommissioned once a property connects, including on a change of ownership. Perth pages: hot water, blocked drains, leak detection and an emergency plumber.
What we would do
For a new hot water system, ask for the certificate of compliance before paying the final invoice, and file it with the house papers. If storms leave water across your driveway, report the street drain to the City rather than paying for work on its pipes. We will match your job with a plumber who specialises in it; your phone and email go only to the plumber who takes it on.
