Cottesloe facts for a plumbing job
Many owned outright
At the 2021 Census, 44.8% of the suburb's occupied homes were owned outright, against 29.2% across WA. 69.1% were separate houses and 18.6% flats or apartments.
Road Open permit
Any excavation in the road reserve, which runs from property boundary to property boundary, needs a Road Open permit from the Town.
Ten working days
Works in the road reserve in front of a private property need Council approval, applied for at least 10 working days before the work begins.
Drains inspected
The Town funds its drainage program and maintenance itself, and inspects all its drainage regularly for defects and blockages.
Planning a job that crosses the verge
A new water service, a sewer repair near the front boundary or a stormwater pipe to the kerb can all mean digging in the road reserve. Build the permit time into your plans, and agree at the quote who lodges it.
The verge is where street trees grow too. Cottesloe has planted verge trees every year since 2018, co-funded by Water Corporation's Waterwise Greening Scheme, so trenches near them need care.
Water Corporation's pipes and yours
On the sewer, Water Corporation's part begins at the junction on its main. The property connection, the inspection shaft and the overflow relief gully are on the owner's side, along with the cost of clearing them.
Water Corporation relines its own ageing wastewater pipes, using trenchless methods where it can. That program covers its pipes only, never the ones on your land.
For major work, a WA contractor gives notice at least 24 hours before starting. See pipe relining in Perth, blocked drains or gas fitting.
What we would do
If your job might reach past the front boundary, ask at the quote whether a Road Open permit is needed, and apply early: the Town wants 10 working days. For a sewer problem, have a camera inspection done first. It can show whether the fault is on your side of the junction at all.
