Yarraville facts that matter
Flash flood risk
Maribyrnong says Seddon, Yarraville, Braybrook and Maidstone are particularly vulnerable to flooding because of limited drainage capacity and increasing population density.
A mix of homes
At the 2021 Census, 71.7% of occupied homes in the suburb of Yarraville were separate houses, 16.2% townhouses, terraces or semis and 10.9% flats. 33.2% were rented.
The kerb outlet is yours
Maribyrnong's Road Management Plan says a property's stormwater drain through the road reserve to the kerb outlet is the owner's to maintain.
Protected trees reach next door
A registered significant tree's protection zone covers its canopy and root area and may extend onto neighbouring properties.
Before the next storm
Council's flood advice is practical: clear gutters, drains and downpipes so they don't block, and regularly inspect roofs, gutters and drains for blockages, damage or leaks. If water backs up at your boundary in heavy rain, the hold-up may be your own drain under the footpath rather than the street.
That drain is the owner's. Maribyrnong's plan allows a property stormwater drain to run through the road reserve from the boundary to an outlet in the kerb, and because the outlet benefits the property, the owner maintains it. Talk to Council before any digging in the footpath.
Significant trees and drain repairs
Maribyrnong protects the trees on its Significant Tree Register through an Environmental Significance Overlay. A planning permit is needed to remove, destroy or lop one, or to build in its Tree Protection Zone, and that zone can cross onto the property next door. The register holds 73 individual trees and three pairs on private land.
If a drain needs replacing near a big tree, check the register before choosing between a trench and pipe relining.
Renters and the water bill
A third of Yarraville homes are rented. A blocked or broken toilet system, a burst water service and hot water that has stopped working are urgent repairs under Victorian rental law, and the rental provider must act on them immediately.
Yarraville is on neither South East Water's nor Yarra Valley Water's supply list, and no official page we read names its retailer, so check your water bill. Documents that say City West Water predate 1 July 2021, when it joined Western Water to form Greater Western Water.
What we would do
Clean the gutters and check every downpipe before the wet months, then pour a bucket down a downpipe and watch that it reaches the kerb outlet freely. If it doesn't, call a drain specialist before a storm finds the blockage for you. Near a registered tree, ask Council before any trench is dug.
