Greensborough before you book
Two councils
ABS boundaries put the suburb across Banyule and Nillumbik, and Nillumbik's plan says the Shire includes parts of Greensborough. Both councils use Greensborough postal addresses.
Owner-occupied houses
84.9% of occupied homes in the suburb were separate houses at the 2021 Census, with 38.0% owned outright and 17.3% rented.
On sewer
Nillumbik's 2024-2029 plan lists Greensborough among the places with reticulated sewer.
Tree overlays everywhere
Banyule says every one of its residential areas has tree protection overlays.
Plumbing near a protected tree in Banyule
Under the Banyule Planning Scheme, removing or lopping a tree may need permission depending on its size and species. For works around a tree, Council wants a fenced Tree Protection Zone with no open trenches or changed soil levels, and it names plumbers among the contractors who must hold the correct permit.
Council treats encroaching on a TPZ by 10% or more as major. A sewer or stormwater trench past a big tree can be that kind of work, so ask Council before digging, or ask the plumber whether a permit is in place. Roots already in a pipe are covered on our tree roots page.
Which council is yours?
Your rates notice names it. It matters for tree permits and drain connections: Banyule's tree rules above don't apply on the Nillumbik side, where Council says a planning permit may be needed to prune or remove trees on private land.
Yarra Valley Water's side
Water first: Yarra Valley Water repairs the pipe from the main to your meter, and the meter and stop tap are its own. After the meter, the plumbing belongs to the owner.
On the sewer, its responsibility ends at a point that depends on the property: its own two pages describe it differently, so ask Yarra Valley Water to confirm yours. If the blockage turns out to be on your side, you arrange and pay for the plumber. See blocked drains in Melbourne.
Most homes here are owner-occupied houses. If yours runs gas hot water, Victoria's end-of-life rule from 1 March 2027 means an efficient electric replacement when it finally fails. More on hot water in Melbourne.
What we would do
If the job involves digging anywhere near a large tree, sort the permit question before the plumber books an excavator. Check your rates notice for the council, then ask that council what applies. Banyule expects plumbers to have the right permit, so expect the plumber to ask about it. When you're ready, post the job with us and a licence-checked plumber who specialises in it can respond.
