What's particular about Glenroy
A third townhouses
At the 2021 Census, 33.0% of occupied homes in the suburb of Glenroy were semis, terraces or townhouses, against 13.9% for Victoria. 58.4% were separate houses.
Many renters
37.5% of the suburb's homes were rented, above the state's 28.5%.
Mature tree permit
Merri-bek needs a Tree Works Permit to remove a mature tree on private land, or to prune more than 15% of its canopy.
Glenroy's significant trees
Council's Significant Tree Register includes a list of Glenroy trees on private property, which need the same permit.
When a tree is damaging your pipes
Merri-bek defines a mature tree as 8 metres or taller with a trunk more than 40cm across at 1.2 metres above the ground. Multiple trunks are added together.
If you apply to remove or prune one because it is damaging plumbing, Council asks for a report from a licensed plumber or engineer showing the tree is the cause. Council notes the report is not a quote. It can include evidence from hand digging around the pipes, showing where the roots run and what they've done.
A drain specialist who works on tree roots can inspect the line and put the findings in writing. If a planning permit already approves the tree's removal, Council doesn't need a separate Tree Works Permit.
Townhouses, units and shared pipes
In a townhouse or unit, a sewer or stormwater pipe may serve more than one dwelling. Before booking, check with the owners corporation or your neighbours who is responsible, so the cost is settled first.
On the water side, the meter and stop tap are Yarra Valley Water's property, and the house side of the meter is the owner's. For the sewer, its two published descriptions of where its part ends don't match, so get Yarra Valley Water to tell you for your lot. A blockage on your side is yours to pay for. Renting in Glenroy
Report plumbing faults to your landlord or agent. For hot water, Victoria's rental standard starts on 1 March 2027. Once a system permanently fails and can't be repaired, its replacement has to be an efficient heat pump or an electric-boosted solar water heater. See Melbourne hot water.
What we would do
If roots are the problem, get the drain inspected before you apply to Council, and ask the plumber for a written report rather than just a quote. Merri-bek wants proof that the tree is causing the damage, and the same visit tells you how bad the pipe is. Post the job with us and it reaches licence-checked drain specialists who can handle both.
