Brunswick facts that shape a job
Houses, terraces and flats in thirds
At the 2021 Census, the suburb of Brunswick's occupied homes were 35.3% separate houses, 29.3% townhouses, terraces or semis and 34.1% flats or apartments. 48.1% were rented.
Roots follow cracks
Merri-bek says roots are extremely unlikely to damage an intact pipe. They exploit leaks from faulty joints, cracks or ground movement, typically in old earthenware clay pipes.
The pipe under the footpath is yours
Merri-bek makes owners responsible for the drains on their property, including pipes under the footpath or nature strip, up to the legal point of discharge.
Your drain may cross next door
Council says private drains sometimes run through other properties, along a formal or implied easement, and it keeps no records of stormwater pipes around homes.
Roots in the pipe: Merri-bek's advice
Clearing roots out of a pipe doesn't fix the crack they came through, so they come back. Merri-bek suggests repairing or replacing pipes that keep blocking with PVC, or relining the old earthenware. Our guide to relining versus replacement compares the two.
Council won't remove a tree because its roots are in private pipes. If the repair needs a dig, contact Merri-bek's Urban Forest team first, so a Council arborist can inspect and prune roots while the pipe is exposed.
Want to remove a mature tree on your own land, with a trunk over 40cm across at 1.2 metres? You need a Tree Works Permit, and if the reason is plumbing damage, a licensed plumber's or engineer's report that shows it. Council notes that a report is not the same as a quote.
Sewer and water
Merri-bek directs sewer faults and burst mains to Yarra Valley Water. Exactly where Yarra Valley Water's responsibility starts depends on the property, so ask it to confirm before a plumber digs near the boundary.
Brown or blue water from the tap? Yarra Valley Water says discoloured water from household plumbing usually comes from the hot water service, old corroded galvanised pipes or worn tap washers, and that blue water signals copper corrosion. See leak detection or hot water for those jobs. Nearly half of Brunswick's homes are rented, and renters should report urgent plumbing to the rental provider.
What we would do
If a Brunswick drain keeps choking with roots, stop paying to have it cleared every few months. Get a camera inspection, ask the drain specialist whether the pipe can be relined, and if it must be dug up, call Merri-bek's Urban Forest team before the trench opens. That deals with the cause, and keeps Council involved if a street tree is part of it.
