Labrador facts that shape a plumbing job
Townhouses first
At the 2021 Census, 48.7% of the suburb's occupied homes were townhouses, semis or terraces, against 11.7% across Queensland. Flats made up 31.4% and separate houses only 19.0%.
Nearly half rented
46.4% of Labrador homes were rented, compared with 33.1% statewide, and the average household was 2 people.
Two creeks, a lot of concrete
Biggera Creek and Loders Creek both cross Labrador on the way to the Broadwater. More than 25 per cent of Loders Creek's upper catchment has been turned into stormwater drains, above or below ground.
Plans for what's underground
The City keeps as-constructed drainage plans for houses and townhouses. They show the private sewer drains in the ground, though not every property has one on file.
Before anyone digs in a townhouse complex
In a complex, work out whose pipe is whose before work starts. Ask the body corporate first, then request the City's drainage plan. It covers houses and attached dwellings such as townhouses, and requests are usually turned around within 10 business days. It may leave out water supply and stormwater pipes.
The City's responsibility ends at the property connection fitting. If that fitting can't be found, the City's share runs to one metre inside the boundary. Everything upstream of it, inspection openings included, belongs to the property.
If you rent
Report a leak or blocked drain to your property manager or landlord before anyone is booked, and keep a note of when you did. If the plumber they send finds the blockage in the City's sewer, it should be reported to the City that same day. The plumber then claims from the City, up to $300 including GST, instead of passing the bill on.
Wet wipes, cooking oil and food scraps are on the City's list of things to keep out of drains, and it won't repay a blockage caused by wipes. Only water, human waste and toilet paper belong in a toilet.
What we would do
If you own a Labrador townhouse, get the drainage plan before you need it and keep it with your strata papers. It saves a plumber time hunting for the inspection opening when a shared line backs up. For the job itself, we can match you with a licence-checked drain specialist who covers Labrador and specialises in shared and strata drains.
