Tuggerah in brief
Houses and townhouses only
At the 2021 Census, 72.9% of occupied homes in the suburb of Tuggerah were separate houses and 25.5% semis or townhouses. No flats or apartments were counted.
Young, with many renters
The median age was 35, and 37.3% of homes were rented, against 32.6% across NSW.
More housing proposed
Council's Tuggerah Gateway planning proposal would rezone most of 68 Tonkiss Street and 60 Wyong Road to R1 General Residential, for low, medium and higher-density homes. It went on exhibition in April and May 2024.
Lake flood levels revised
Council's Tuggerah Lakes Flood Study Review, adopted on 25 August 2026, puts the 1 in 100 AEP lake level at 2.24 m AHD, against 2.23 m AHD in the 1994 study.
Plumbing paperwork, step by step
On the Central Coast, Council rather than Building Commission NSW inspects on-site plumbing. Here is what a licensed plumber must do on planned work:
What your plumber lodges
Before work starts
A notice of work, signed by a licensed plumber, reaches Council at least two days ahead.
Within two days of finishing
A certificate of compliance goes to Council, with a copy to you as the owner.
If drains were laid
A drainage diagram of the sanitary drainage goes to Council and to you.
Emergencies and minor works
Urgent repairs and minor works, such as replacing an existing hot water system, need no notice of work.
Building near the lake
An FAQ on Council's draft Flood Policy says homes built around the Tuggerah Lakes foreshore may need a slightly higher floor level, while Brisbane Water and the coastal lagoons see little change. Across the Central Coast, the residential flood planning level is the 1 in 100 chance flood level plus 0.5 metres of freeboard and a climate change allowance.
NSW treats plumbing, drainage and gas fitting as specialist work, so the business you hire needs a contractor licence whatever the price. Check it on the NSW Public Register.
What we would do
On a new build or extension, ask the plumber to confirm the notice of work went to Council before they start, and file the certificate of compliance and drainage diagram with the house papers. If the block is near the lake, check the flood planning level with Council before the floor height is fixed, not when the plumbing is already in the slab.
