Plumbers in Mount Gravatt Units, renewal, bushland.

Mount Gravatt is in Brisbane City, where Urban Utilities supplies water and sewerage and Brisbane City Council handles stormwater and plumbing permits. Close to a third of homes are flats, and a new precinct plan makes room for more. Say what needs fixing and we'll pair you with a licence-checked Mount Gravatt plumber who specialises in that job.

Mount Gravatt facts

Flats and houses

At the 2021 Census, 29.7% of occupied homes in the suburb were flats or apartments and 61.0% separate houses. Just 24.0% had four or more bedrooms.

Four in ten rent

42.4% of homes were rented, above Queensland's 33.1%.

A renewal plan now in force

Council's Mt Gravatt Centre precinct plan, part of the Mt Gravatt corridor neighbourhood plan, took effect in City Plan on 18 September 2026. It aims for more housing choice close to transport and services.

Bushland on the doorstep

Mount Gravatt Outlook Reserve covers 91 hectares and connects to Toohey Forest Park, about 260 hectares, with more than 400 species of native plants and wildlife.

Plumbing in a unit block

Urban Utilities says a unit or townhouse complex may have a meter beside each unit or a central meter cabinet. Find yours: its isolation valve takes a quarter turn and is the quickest way to stop a burst.

Where a complex shares one main meter, the body corporate, not the unit owner, applies for Urban Utilities' concealed leak assistance. It needs the leak fixed by a licensed plumber and a copy of the plumber's invoice.

Knock-downs, renovations and new builds

Renewal brings demolitions and rebuilds. If building work means capping off the sanitary drain on your lot, Council may need to approve the plumbing, and a licensed plumber must do it.

A new apartment or townhouse project is commercial plumbing: permit work on anything other than a house needs a Form 1 application and hydraulic plans. Building near an Urban Utilities main also needs its approval unless the work meets the Queensland Development Code criteria, which for an apartment building include staying 5 m clear of the pipe's centreline. See commercial plumbing.

Bushland, trees and roots

Council's Natural Assets Local Law protects some trees, including on private land, and building in the root zone of a significant landscape tree isn't exempt. Check before a drain trench goes near one.

Urban Utilities calls tree roots the number one cause of sewer blockages and suggests planting at least three metres from pipes. Our tree roots page covers the fix, and blocked drains, hot water and leak detection cover the rest.

What we would do

In a unit, learn where your meter and its quarter-turn valve are before you need them, and ask the body corporate who owns the pipe runs between units. Facing a knock-down or a big renovation? Sort out the drain capping and any build-over approval early, because either can hold up a project. Then use a plumber who does strata or renovation work regularly.

Questions people ask

Water is coming through my Mount Gravatt unit's ceiling. Who do I call?

Start with the body corporate or building manager. The leak may come from the unit above or a shared pipe, and who pays depends on where it starts. A leak detection specialist can find the source.

We're knocking down and rebuilding. What happens to the old drain?

Capping off the sanitary drain may need Council plumbing approval and must be done by a licensed plumber. Check Council's demolition rules for the house itself, especially if it's a character building.

Tell us the problem. We'll find the specialist.
