Morayfield in plumbing terms
Unitywater, not Urban Utilities
Unitywater serves the Moreton Bay council area. It says the water pipes and fittings from the meter onto private property are the owner's to maintain.
Houses and townhouses
In 2021, 81.7% of the suburb's occupied homes were separate houses and 16.8% townhouses, terraces or semis. 43.9% were rented.
Room to grow
Morayfield South is in Council's Emerging community zone: set aside for future growth, once the infrastructure is in place.
City of Moreton Bay
Council sets the stormwater rules, approves plumbing permits and audits 5% of the notifiable plumbing jobs reported to the QBCC.
A blocked sewer in a Unitywater area
Unitywater doesn't do private plumbing repairs, so a licensed plumber clears your line. If the blockage turns out to be in Unitywater's sewer, there's a blocked sewer identification fee, and only the plumber can claim it, not the customer.
Exactly where Unitywater's sewer ends and your drain begins depends on the property, so ask Unitywater to confirm it for your address.
Moreton Bay's stormwater rules
Roof and other runoff has to travel in underground pipes to an approved discharge point: the kerb and channel, an inter-allotment drain, a Council easement, reserve or table drain, or an engineer-designed rubble pit or absorption trench. Connecting to Council's stormwater needs Council approval, and Council doesn't maintain private stormwater pipes.
Downhill owners must accept the water that flows onto their land. Discharging stormwater into the sewer is against the law; Council says it can overload the system and cause overflows. Our stormwater page explains the fixes.
Trees Council warns about
City of Moreton Bay says tree roots may seriously damage sewers and drains. Figs and rubber plants head its list of common culprits, which also names camphor laurels, umbrella trees, mango trees, willows, coral trees, poincianas and West African tulip trees. If one grows near your sewer line and the drains keep slowing, a drain specialist can tell you whether roots are to blame. See tree roots in drains.
Check flooding before you build
Council's flood check property report covers the kinds of flooding a property may face, from creek and urban drainage flooding to overland flow, and compares flood levels with ground and floor levels. Read it before placing a new hot water system or extending.
What we would do
For a blocked drain, call a licensed plumber rather than Unitywater, and if the fault proves to be in Unitywater's sewer, let the plumber make the claim. For a wet yard, decide where the roof water will go before any landscaping, because Council won't let you push it onto a neighbour or into the sewer. A stormwater specialist can design that properly.
