Plumbers in Kedron Units, renos and the brook.

Almost a third of Kedron's homes are flats or apartments, and plenty of its houses are being renovated. Both raise the same questions: what needs a licensed plumber, and what paperwork should you end up with? We match you with a licence-checked plumber who specialises in the work you're planning.

Kedron is in Brisbane City Council's area. Urban Utilities owns the water and sewer mains.

Four kinds of plumbing work in Brisbane

Licensed plumber?Paperwork
Unregulated, such as a new shower head or tap washerNoNone, but the work must still meet minimum standards
Minor, such as clearing a blocked drain or mending a broken pipeYesNo notification or permit
Notifiable, such as new fixtures in a kitchen or bathroom renovationYesThe plumber lodges a Form 4 with the QBCC within 10 business days of invoicing
Permit work, everything elseYesA Council plumbing permit before work starts

Renovating a unit

Find your isolation valve before work starts. Urban Utilities says complexes may have a meter by each unit or a central meter cabinet, and the valve usually needs only a quarter turn. Get the body corporate's agreement in writing for anything that touches shared pipes.

Replacing a water heater or temperature control device is never minor work, so expect paperwork. If the plumber says it's notifiable, a copy of the Form 4 should reach you within 20 business days of it being registered.

Kedron Brook and wet weather

Council's vision says parts of the brook were reshaped over time to move floodwater away from homes, and that heavier rain and urban growth now add to the pressure. The final vision is due in late 2026.

For your own address, Council's Flood Awareness Map shows creek flood likelihood and overland flow impact. Council warns overland flow can arrive quickly and be over just as fast. Our stormwater page covers the drains on your block.

What we would do

Ask at quote time which of the four kinds your job is, and if it's notifiable, ask for the Form 4 copy when it's done. Look up both the business and the person doing the work through myQBCC. In a unit, sort out the isolation valve and the body corporate's sign-off before anyone picks up a spanner.

Questions people ask

Do I need a Council permit to put new fixtures in my Kedron bathroom?

In an existing home, new fixtures in a bathroom or kitchen renovation are usually notifiable work: a licensed plumber does it and notifies the QBCC on a Form 4, without a Council permit. Ask the plumber to confirm for your job.

Can I change my own tap washer?

Yes. The QBCC lists replacing a tap washer or jumper valve as unregulated work a homeowner can do, as long as it meets minimum standards. Most other jobs need a licensed plumber.
