Plumbers in Carindale Houses, hot water, extensions.

Most Carindale homes are houses, and almost half are owned outright, so hot water systems, house drains and extensions are the usual jobs. Urban Utilities supplies the water and owns the sewer network past your connection point. We'll match you with a licence-checked plumber who specialises in the job in front of you.

Carindale at a glance

Brisbane City water

Carindale is wholly in Brisbane City Council's area. Urban Utilities' 2024-25 report lists it on the South East Queensland Water Supply Scheme.

Houses, owned for good

At the 2021 Census, 88.7% of the suburb's occupied homes were separate houses. 45.5% were owned outright, against 29.1% across Queensland, and only 14.8% were rented.

A centre that may grow

Council has proposed taller buildings in the Carindale major centre. After consultation it suggested a 25 storey limit in the core, down from 30, and the Queensland Government is reviewing it.

Hot water and hard water

Urban Utilities calls South East Queensland's water hard to moderately hard. Its 2024-25 mean for the supply serving Brisbane and Ipswich was 120 mg/L, under the 200 mg/L guideline, and it says hard water can build scale inside hot water systems.

When the system is eventually replaced, Queensland requires a temperature control device on every new and replacement hot water system. Stored water must reach at least 60°C to control Legionella. A Brisbane hot water specialist can tell you whether repair or replacement makes more sense.

Know your drains before you build

Brisbane City Council sells copies of house drainage plans, which show the sewer drains under your property. They don't show water or stormwater pipes. Council also runs virtual plan viewings.

An extension, pool or granny flat near Urban Utilities' pipes needs its approval unless the work meets Queensland's build-over criteria. For a house, that means keeping loads at least 300 mm below the bottom of the pipe and the structure 3 m clear of its centreline. Stormwater pipes belong to Council, which has its own rules.

Leaks you can't see

A concealed leak is underground, with no visible sign. If one is fixed by a licensed plumber, Urban Utilities may help with the water charges, and the state's SEQ Bulk Water Concealed Leak Remission Scheme can take 70% off the bulk water part. Keep the plumber's invoice. Our leak detection page explains how a specialist finds one.

What we'd do in Carindale

If your hot water system is getting on, have it checked before it fails, so a replacement is planned rather than rushed. Before any extension or pool, buy the drainage plan and find out where Urban Utilities' pipes run. That one step can save a redesign. We'll match you with a licence-checked hot water or drainage specialist.
