What we know about Modbury
Tea Tree Gully council
In the ABS 2021 boundaries, the whole suburb sits within the City of Tea Tree Gully's council area.
Three in four are houses
At the 2021 Census, 75.3% of occupied homes in Modbury were separate houses, 18.5% semis, terraces or townhouses and 5.6% flats or apartments.
Plenty of renters
31.2% of the suburb's homes were rented, compared with 27.6% statewide. The median age was 37.
The old CWMS changed hands
SA Water has owned and run Tea Tree Gully's community wastewater management system since 1 July 2022. Anyone still connected is now an SA Water sewerage customer, paying SA Water sewerage rates.
Is your home on the old system?
Homes on the CWMS drain through a septic tank. SA Water is converting them to modern sewer in stages, and its project page named Banksia Park and Tea Tree Gully as current work areas. It doesn't list Modbury, so ask SA Water if you're unsure about your property.
After a conversion, the old septic tank is decommissioned and filled in. SA Water fits an inspection point near where the tank was, and that point marks where your responsibility starts. SA Water keeps ownership of the new pipework it lays on your land.
Blockages and smells
To look after its sewers, SA Water asks people to flush only the three Ps: paper, pee and poo.
If the trouble is in the street or at a main, it goes to SA Water. Inside your block, a drain specialist can find the blockage. Our Adelaide blocked drains page and smelly drains guide explain the steps.
Hot water in a house
In South Australia, a new water heater in an established house must meet a standard made under the Water Industry Act 2012. A replacement needs a tempering valve only if one was fitted before, but every solar installation needs one. Expect an electronic certificate of compliance within 7 days. See hot water replacement in Adelaide.
What we would do
Look for an old septic tank lid or a new inspection point near where one used to be: either tells you a lot about your drains. If SA Water has converted your property, don't let anyone dig up its new pipework without asking SA Water first. For everything else, a specialist for the job is the quickest fix.
