Across the Shire
Owners more than renters
At the 2021 Census, 36.4% of the Shire's 83,292 occupied homes were owned outright and 38.8% owned with a mortgage, both above the NSW figures of 31.5% and 32.5%. 22.3% were rented.
Houses, units and townhouses
Across the council area, 60.8% were separate houses, 24.8% flats or apartments and 13.9% semis, terraces or townhouses.
Seven suburbs on Sydney Water's list
A Wastewater Fix update of 30 September 2026 names Grays Point, Gymea, Gymea Bay, Kirrawee, Miranda, Sylvania and Yowie Bay for work over the following 12 months. All seven are in Sutherland Shire.
Sydney Water's 2026 to 2027 work
Wastewater Fix looks for places where rainwater gets into the sewer and overloads it. Owners and residents directly affected get a letterbox notice, and the crews' checks include the private stormwater and wastewater pipes that connect to Sydney Water's system. Your water and sewer keep working during an inspection.
If a fault turns up on your land, it's a private repair. Typical ones are a downpipe running into the sewer or its overflow relief gully, a gully that's damaged or sits too low, and cracked sewer pipes that let groundwater in. A drainage plumber can reconnect the downpipe to the stormwater system, raise or replace the gully, or reline the pipe.
Replacing a hot water system in the Shire
If you own your home, replacing the hot water system is your decision to make. In NSW a plumber needs no Notice of Work to replace an existing hot water system, but it is still licensed work and ends with a Certificate of Compliance.
Building Commission NSW requires a tempering device on every replacement heater, like-for-like included, so the water at showers, baths, basins and bidets stays at or below 50°C. Make sure it's in the quote. Compare options on our Sydney hot water replacement page.
Your suburb
We have pages for Cronulla, Miranda, Caringbah, Gymea, Engadine and Menai. We couldn't read Sutherland Shire Council's website when we wrote this, so ask Council directly about its stormwater, tree and flood rules for your property.
In a unit or townhouse, NSW strata rules usually make the owners corporation responsible for pipes in boundary walls and under the floor, and the lot owner responsible for fixtures inside. Your strata plan and by-laws settle it.
What we would do
If you live in one of the seven suburbs on Sydney Water's list, check your downpipes now. Each should run to the stormwater system, never into the sewer or the gully trap near the outside tap. Fixing one before an inspection is simpler than after. For a hot water swap, ask the plumber to confirm the tempering valve and the Certificate of Compliance in writing.
