Buderim, for plumbing purposes
A plateau over weak rock
Sunshine Coast Council's planning scheme describes the Buderim Plateau as volcanic: basalt lava flows over weak beds of sediment and deeply weathered older rock. The plateau sits about 150 metres above sea level, ringed by escarpment and foothills.
Three main creeks
Martins Creek, Rocky Creek and Mountain Creek are the major waterways. The local plan area also takes in Mountain Creek and Glenfields.
Houses, many paid off
At the 2021 Census, 73.3% of occupied homes in the suburb of Buderim were separate houses. 37.3% were owned outright, against 29.1% across Queensland, and 20.7% were rented.
Heritage streets
Pioneer Cottage, the avenue of fig trees in Wirreanda Park and properties near Gloucester Road are among the places the plan picks out. Urban zoned land is connected, or able to be connected, to the water and sewer networks.
Water coming down the hill
On a sloping block, some of the water in your yard comes from uphill. Sunshine Coast Council says owners must accept natural overland flow from neighbouring properties, public land and roads, and must not build a barrier on the boundary that blocks its natural path. Groundwater on your property is yours to manage.
Council may step in if water is concentrated onto a neighbour, for example by a downpipe that empties near the boundary. Downpipes that connect into the kerb, and drainage running between blocks, are jobs for a plumber. Our stormwater page explains the usual fixes.
Blocked sewer: who clears it
Unitywater handles the sewers, but it doesn't repair private plumbing. If a plumber finds the blockage is in Unitywater's pipes, the plumber has to call Unitywater, take a job reference, and leave the pipe alone. They also can't charge you for finding it. Unitywater says it attends within four hours.
Exactly where its pipes end on a Buderim block is something to ask Unitywater for your address. See blocked drains on the Sunshine Coast for what a drain specialist does first.
Paperwork after the job
Replacing a water heater, or altering or replacing the sanitary drains of an existing house, is notifiable work in Queensland. The licensee registers it with the QBCC within 10 business days of invoicing, and you get a copy within 20 business days of registration. For hot water choices, see hot water on the Sunshine Coast.
What we would do
If water from uphill keeps reaching your house, talk to the neighbour first, then get a plumber to look at where your own downpipes and surface water go. The fix may be on your side: a better path for the water you must accept. Ask for it in writing, so the conversation with the neighbour starts from facts.
