Werribee facts for your plumber
Houses, and a third rented
At the 2021 Census, 85.0% of occupied homes in the suburb of Werribee were separate houses and 13.8% townhouses, terraces or semis. A third (33.3%) were rented, and the median age was 35.
Reactive clay
Wyndham says many homes in the municipality sit on reactive clay soils, which swell when wet and shrink when dry.
Roads that carry floodwater
In extreme rain, Council's fact sheet says underground drains can't keep up, so roads are designed to act as floodways.
A growing city centre
Wyndham adopted the Werribee City Centre Structure Plan in August 2024. It guides the centre's future growth, including new housing, and its connection to the Werribee River.
Leaking stormwater and soil movement
Wyndham links some building movement to water in the ground. Leaking or disconnected stormwater pipes can flood the soil beside a house, causing subsidence or encouraging tree roots to grow there, and Council says fixing these problems can prevent future damage.
Signs worth a plumber's look include a downpipe emptying straight onto the ground or a pit that never dries out. Leak detection or a CCTV drain inspection shows where the water is really going.
Your drain, wherever it runs
Each Werribee property drains to a legal point of discharge, typically a Council drain or the channel of the road. Wyndham's rule is that every private drain up to and including that connection belongs to the owner, whichever property it passes through, a neighbour's easement and the road reserve included.
Council recommends a licensed plumber for these problems. Work outside your boundary, in the road reserve, needs Council consent, which can be applied for at the Civic Centre, 45 Princes Highway, Werribee. If Council needs to reach a drain in an easement, anything in the way is moved at the owner's expense.
Water, sewer and renting
Werribee isn't on South East Water's or Yarra Valley Water's supply lists, and no official page we read names its retailer, so check your water bill. Wyndham's older stormwater fact sheet names City West Water; that company joined Western Water on 1 July 2021 to become Greater Western Water.
Renting and the hot water has failed for good? From 1 March 2027, Victoria's rental standard governs what can replace it: see hot water in Melbourne.
What we would do
If water pools against the house or a downpipe isn't connected underground, get it fixed early, before it becomes a footing problem on reactive clay. For a drain that runs under a neighbour's yard or the nature strip, sort out Council's consent before the plumber starts, so the job isn't stopped halfway.
