Belconnen facts that change a plumbing job
An older district
The ACT Government says Belconnen was established in the 1960s, and most of its public infrastructure networks were built in the 1970s and 1980s.
Houses outside, flats in the centre
Across the Belconnen SA3 area, the ABS statistical area for the district, 69.4% of occupied homes were separate houses at the 2021 Census and 29.8% were rented. The suburb named Belconnen, around the town centre, was the opposite: 74.9% flats or apartments and 63.6% rented.
More canopy in the older suburbs
Tree canopy is higher in Belconnen's established suburbs than in its newer ones, and the larger blocks leave room for big trees.
Flood-prone pockets
Some sections of Ginninderra Creek below Lake Ginninderra flood locally. Areas within Page, Weetangera and Benjamin Way are identified as flood prone.
A blocked drain? Lift the riser cap first
Icon Water runs Belconnen's sewers, including trunk lines that also serve Gungahlin.
Where your plumbing joins Icon Water's network there is usually a sewer riser, an inspection shaft within a few metres of the fence. Open it. If it is filling with water, the fault is likely in Icon Water's network and Icon Water is the one to call. If it is dry, the fault is likely in your own pipes, which is work for a licensed plumber.
Icon Water can reimburse a licensed plumber's cost when the problem proves to be on its side, but the claim needs an Icon Water job reference as proof it attended. Its guide says nothing is reimbursed if a plumber clears a blockage on Icon Water's side, so get the call made first.
Roots near protected trees
Icon Water lists tree and shrub roots as a major cause of blocked pipes. In Belconnen's leafier, established streets, the fix can run into the ACT's tree law. Under the Urban Forest Act 2023, a private tree is protected if it is 8 metres or taller or has a canopy 8 metres wide, among other tests, and every tree on public land, nature strips included, is protected.
Groundwork inside a protected tree's protection zone needs approval before it starts. That zone covers the ground under the canopy plus a band around its edge, so a trench to replace a root-damaged pipe may need it. Ask whether pipe relining would avoid the dig.
Rain in the low spots
In wet weather, the sewer should only carry sewage. Icon Water says no stormwater sumps, drains or downpipes may be connected to the wastewater network, and runoff must not reach the household sanitary drain.
For other jobs, start with blocked drains in Canberra, an emergency plumber for an overflow, or the Canberra page for licences and gas rules.
What we would do
Before booking anyone, lift the sewer riser cap and look. Water sitting in it means Icon Water should be called before a plumber clears anything, or the reimbursement goes. A dry riser with a big tree near the line points to roots on your side: ask the drain specialist for a camera inspection, and check the tree rules before you agree to a trench.
