Blackwood's numbers
15.3% flats
At the 2021 Census, 80.0% of the suburb's occupied homes were separate houses, 4.7% semis or townhouses and 15.3% flats or apartments.
42.2% owned outright
More Blackwood homes were owned outright than with a mortgage (40.2%). Only 14.8% were rented, against 27.6% across SA.
City of Mitcham
ABS boundary files place all of Blackwood in the City of Mitcham. Mitcham's website blocked our requests, so we have no council drainage or tree rules to quote: ask Council directly.
When the leak might be SA Water's
SA Water looks after more than 27,000 km of water mains across the state, with smaller reticulation mains along most suburban streets. It gives those mains an asset life of about 100 years.
SA Water has an online map of its network. Enter your street address, click on the main, and it shows when the pipe was laid, when works are planned and its life expectancy. If water is surfacing in the footpath or road, check the map and report it to SA Water before calling a plumber.
Flats: whose pipe is it?
In a block of flats, one pipe may carry water or waste for several units. Before a plumber opens a wall, find out whether the pipe is yours or common property, and tell the strata or community corporation manager. If water is coming through your ceiling, speak to the unit above at the same time. A leak detection specialist can usually locate the source before anything is cut.
Your inspection point
Under South Australia's plumbing code, the utility's sewer inspection point can be inside your boundary or outside it. An inspection opening that doesn't have to come up to the surface must not end up under paving, concrete or similar. If you're re-paving a driveway or path, mark the opening first so it stays reachable.
Where SA Water's responsibility ends on your property is something we couldn't confirm from its own pages, so ask SA Water if a blockage is near the boundary.
Common Blackwood jobs
Burst pipes, blocked drains, gas hot water and gas fitting, and hot water replacement. Thinking about a heat pump? See heat pump hot water in Adelaide.
What we would do
If water appears outside your fence, look up the main on SA Water's map and report it before you pay for anything. Inside the boundary, turn off every tap in the house and watch the meter: if it keeps moving, water is escaping somewhere on your side. In a flat, talk to the strata manager early. Then we'll find a plumber who specialises in that kind of leak.
